SUMMARY OF WORK: The project consists of the new construction of (6) six wood framed three-story walk-up apartment buildings on a 30 acre +/- site. All buildings are slab on grade with frost protected foundations. Four (4) of the apartment buildings (Type #1) are 46,563 gsf +/- each. One (1) apartment building (Type #2) contains apartments and a main “clubhouse” amenity space. This Type #2 building is 66,455 gsf +/-. The last apartment building type #3 is 46,296 gsf +/-. The total apartment count is 201, with a bed count of 494. 63 Apartments to Handicap accessible per drawing A-0.2. Site development to include all clearing, grubbing, erosion control, topsoil, cuts/fills, building excavation and backfill, new roadways, parking lots, curbs, sidewalks, landscaping, water and fire service, storm drainage systems, sanitary system, electrical and site lighting distribution. Building construction to include frost protected concrete/masonry foundations; slabs on grade; gypsum based floor underlayment; cultured stone façade and interior features; minimal structural steel; metal handrails and miscellaneous metal fabrications; load bearing wood framing and floor and roof trusses; p-lam and solid surface millwork at clubhouse; manufactured kitchen and bathroom cabinets and countertops; vinyl siding and trims; steep slope roofing (5:12); single-hung windows; storefront and glazing; commercial and residential doors, frames, and hardware; insulation, drywall, and finishing; tile; resilient flooring; painting; toilet accessories; fire sprinkler; plumbing; HVAC; electric.
The Project is participating in the County of Monroe Industrial Development Agency (COMIDA)
