The project consists of six new buildings and associated site improvements, including:

• Building 1: 4-story apartment, 111,935 GSF, 92 Units, 158 beds
• Building 2: 3-story apartment, 21,202 GSF, 20 units, 20 beds
• Building 3: 2-story townhome, 9,054 GSF, 6 units, 19 beds
• Building 4: 2-story townhome, 8,773 GSF, 6 units, 18 beds
• Building 5: 2-story townhome, 8,735 GSF, 6 units, 18 beds
• Building 6: 2-story townhome, 4,756 GSF, 3 units, 10 beds

This is a HUD Section 3 Project with contracting priorities for businesses that hire or are owned by low-income persons.

• NYS Sales & Use Tax Status: Tax Exempt
• NYSDOL Prevailing Wages: Davis Bacon Residential Rates Apply
• M/WBE Participation: Yes 20% MBE, 10% WBE, 6% SDVOB
• Performance & Payment Bonds: Required (provide a separate line item if your bid value +$1Million)

Effective December 30, 2024, in order to be qualified to work on public works projects covered by Article 8 of the Labor Law, all contractors and subcontractors must be registered with the New York State Department of Labor (NYSDOL) in accordance with Labor Law § 220-i. Prime contractors must be registered before submitting a bid. In addition, prime contractors and subcontractors must be registered prior to commencing any new work.

Subcontractors need to register before commencing new work on a covered project on or after December 30, 2024.

During this transition period, for projects where the bids were due prior to December 30, 2024, but the work will commence after that date, prime contractors not already registered with DOL must be registered prior to the commencement of the work.

Registration cost is $200 for Prime Contractors and Non-MWBE Subcontractors and $100 for NYS Certified MWBE Subcontractors.
