    Summary of Work

    The Project consists of new buildings and associated site improvements.  4-story wood framed 127,057 GSF, 125 Units, 130 Beds.  Site related scopes are for the entire project site.

    Schedule

    Projected Brownfield Remediation – By separate contract – completed prior to January 2026.

    Insurance Requirements:

    • NYS Sales & Use Tax Status: Tax Exempt
    • NYSDOL Prevailing Wages: Construction Wage Rates are applicable to this project per Davis Bacon Wage Residential Rates.
    • M/WBE Participation: YES 20% MBE  10% WBE  6% SDVOB
    • Performance & Payment Bonds:  Required  (provide a separate line item if your bid value +$1Million)    

    Effective December 30, 2024, in order to be qualified to work on public works projects covered by Article 8 of the Labor Law, all contractors and subcontractors must be registered with the New York State Department of Labor (NYSDOL) in accordance with Labor Law § 220-i. Prime contractors must be registered before submitting a bid. In addition, prime contractors and subcontractors must be registered prior to commencing any new work.

    Registration cost is $200 for Prime Contractors and Non-MWBE Subcontractors and $100 for NYS Certified MWBE Subcontractors.
