SUMMARY OF WORK:
The Project consists of a 126- Unit 4-Story multi-family elevator building with amenity and common spaces. This Project is separated by a 2- HR firewall into Building A and Building B. Building A has 77-1 Bedroom Units, and Building B contains 49 Units with a mix between 1- Bedroom and 2- Bedroom Units. The building is designed as VA, Slab On Grade structure. Off- street parking will be provided by a surface lot within the site property. The building include use groups R-2, A-3, B and S-2, and U. The building utilizes and NFPA 13 sprinkler system in Level 1 common areas and NFPA 13R sprinkler system in all dwelling unit areas.

NYSDOL Prevailing Wages:
Construction Wage Rates are applicable to this project per Davis Bacon Wage Commercial Rate General Decision Number formal #TBD will follow. Residential Rates.
M/WBE Participation:
YES 20% MBE 10% WBE 6% SDVOB – further details to follow
Performance & Payment Bonds:
Required (provide a separate line item if your bid value +$1Million)
SCHEDULE:
Projected Brownfield Excavation and removal starts January 2025.
Projected Building Construction work starts January 2025.
Projected Project Turnover July 2028.
