Renovations to the Almus Olver Towers

Hueber-Breuer Construction Co., Inc. is hereby requesting BIDS for Renovations to the Almus Olver Towers located at 300 Burt St, Syracuse, NY 13202.  The plans and specifications have been updated and are the “Construction Documents”

SUMMARY OF WORK:
This will be a multi-phased renovation to the existing Almus Olver Towers building. This is an occupied, residential high-rise building that is constructed in 3 wings. Please see Phasing Plan and preliminary construction schedule. While the sections of building we will be working on will be unoccupied at the time, the rest of the building will remain occupied. Safety of the residents will be of optimal importance. Material lifts will be provided by Hueber Breuer and all deliveries will be closely coordinated with the project team.

Building renovation work includes interior selective demolition and abatement of existing components. Roofing will require full tear off of existing roof (including lightweight concrete) down to existing metal deck in preparation for new insulation and membrane. Structural steel work will mostly include the new canopy structure and the new stair well towers and connective corridor located on the South wing roof to connect the East and West wings to the South Stairwell at the 10th floor level. Dwelling units and common areas will receive all new finishes, cabinetry and appliances. The project will also consist of upgrading of all MEFP components throughout the building. Façade improvements will require brick repointing/cleaning and new windows will be installed throughout all levels.

Overall sitework includes modifications to the existing asphalt parking lot, including removal/replacement, milling and asphalt overlays. New site improvements include new sections of sidewalk, new dumpster enclosure, fencing, misc amenities and landscaping. There will also be new site electrical elements including new site light poles.

M/WBE Participation:
YES 20% MBE  10% WBE  6% SDVOB – further details to follow

Performance & Payment Bonds:
Required  (provide a separate line item if your bid value +$1Million)
